General Community Information
The Total Monthly Leasing Price includes the Base Rent and the Monthly Package Valet Fee, as we are a Fetch Community. Please refer to the Community Fee Guide for optional personalized add-ons.
We offer a 12-month leasing term, running from August 21st to July 31st. The lease is divided into 12 equal installments.
Union on Fletcher is a fair housing property meaning we lease to all that qualify.
We provide two ways to qualify for a lease:
1. Guarantor Qualification: A guarantor must be an American citizen over the age of 25 and pass both a credit check and a criminal background check.
OR
2. Self-Qualification: If you prefer not to use a guarantor, you can self-qualify by passing a criminal background check and paying a fully refundable security deposit equal to one month’s base rent. This security deposit is due within 24 hours of signing your lease.
Our apartments are fully furnished!
Bedroom: Includes a desk, desk chair, two stackable dresser drawers, a Tempur-Pedic Full XL mattress, and a bed frame.
Living Room: Depending on the floorplan, it includes a 55” smart TV with a TV stand, a coffee table, a full sofa, a matching side chair, and an end table.
Kitchen: Features up-to-date stainless-steel appliances, wood cabinetry, granite countertops, and bar stools (if the floorplan includes a counter-height bar).
Laundry: Each apartment includes a full-sized side-by-side or stackable washer and dryer depending on apartment style.
Yes! Union is a pet-friendly community. We have some restrictions regarding specific breeds, tank sizes, and weight limits, so be sure to contact us via phone or email at unionfletcher@greystar.com to confirm if your pet meets our requirements. If you prefer a pet-free unit or want to allow only specific types of animals, please specify this in the preference section of your application.
During your application process, you will have the option to input preferences. These can include: roommates, floor preferences, view preference, pet preference, etc. Please note, preferences are not 100% guaranteed. However, our team works hard to try to accommodate everyone.
We are located directly across the road from the University of South Florida on Fletcher Avenue! This convenient location allows residents to access the campus with ease.
Absolutely! You are welcome to bring your own furniture. However, please note that we cannot remove the provided furniture from your unit. You will be responsible for storing it yourself and placing it back in the unit before moving out.
No, every unit includes a balcony at no additional cost. We offer three balcony styles: poolside view, courtyard view, and outer-facing view. Be sure to specify your preference on your application.
Parking is not included in the base rent. However, we offer three parking tiers, subject to availability.
We do roommate matching! Additionally, we use a third-party platform called RoomSync. This platform allows you to create a profile, share your interests, and connect with other future residents signed up for the same floorplan. If you choose not to use RoomSync, that's perfectly fine! On your application, we include a series of questions about your preferences and living habits to match you with roommates who share similar responses. Please note, preferences are dependent on availability and are not 100% guaranteed.
Move-in day is on August 22nd! If you’d like to move in earlier, please contact our office for immediate move-in availability.
Our first installment is due on July 15th, 2026. We are an installment based lease. Your first installment will not be prorated as you will be paying for the first installment. Rent will be due on the 1st of each month after move in day.
Renewing your lease is simple! Just call the front desk during office hours or visit the office to discuss your renewal options. Please note, it is important to renew as soon as possible. Once the renewal deadline passes and/or we begin leasing to the public, your bedspace is not guaranteed. Rates are subjected to change as we are a tier based system.
Your base rent at Union on Fletcher includes water, trash, and Wi-Fi. Electricity is not included and must be split evenly among the unit’s residents.
Our property does not allow lease terminations. However, if you wish to reassign your lease, you can participate in the reletting process. This process requires the leaseholder to find someone to take over their lease. Fees will be associated with the Relet Process. For additional information, please contact our office.
Guest parking consists of the open, unmarked spots in front of the building. Additionally, from 6:00 PM to 6:00 AM, staff-reserved spots in the front and back of the building are open for guest use to accommodate visitors. These staff spots are open all-day Saturday and Sunday.
